Overview
A former textile factory in Milan's Isola district transformed into a 520 m² private residence. The project preserves the raw industrial character of the original structure — exposed concrete, steel columns, and factory windows — while introducing a warm, inhabitable layer of dark timber, hand-trowelled plaster, and bespoke bronze fixtures.
The Challenge
The existing structure had significant structural deficiencies and was listed as a heritage industrial building, restricting alterations to the facade and primary structural elements. All new interventions had to be clearly distinguishable from the original fabric while respecting its character.
Our Approach
A "new within old" strategy: all new elements — kitchen, bathrooms, storage — are expressed as freestanding timber volumes that float within the industrial shell, never touching the original concrete ceiling. This creates a dialogue between eras and allows the original structure to be read in its entirety.

Structural survey, heritage impact assessment, and negotiation with Milan's Soprintendenza for approval of the intervention strategy.

Concept Design
Development of the "new within old" strategy, defining the language of the new timber volumes and their relationship to the industrial shell.

Design Development
Detailed design of all timber volumes, bespoke joinery, and bronze fixture specifications.

Construction
Structural remediation followed by fit-out, with all new elements fabricated by Milanese craftsmen.

Final handover and publication.
